What is the Sunset Clause in Victoria?
July 8, 2025A pre-settlement inspection, also known as a final inspection, is an important step before finalising a property purchase. It allows the buyer to ensure the property is in the same condition that it was on the Day of Sale (except for fair wear and tear) and that any agreed-upon repairs or other conditions have been met.
This inspection may be done in the week leading up to settlement.
Key Aspects to Check During a Final Inspection
- Property Condition: Verify the property is in the same condition as when the contract was signed, including checking for damage since the contract was exchanged.
- Agreed-Upon Repairs: Ensure any repairs or work agreed upon in the contract have been completed to the agreed standard.
- Fixtures and Chattels: Confirm that all included fixtures and chattels are present.
- Special Conditions: Check if any special conditions of the contract have been met, such as the removal of items or the completion of specific tasks.
- Keys: Confirm that all necessary keys are provided.
- Smoke Alarms: Ensure smoke alarms are installed and functioning.
